The first tip to entice potential renters is to hire a rental company to help oversee your rental property.  While this tip is not directly related to decorating your property, it is essential that you have someone who can dedicate the time and energy to helping rent out your property, especially if you have a full time job or do not live in the area.  The property overseer aids in checking in on the property, as well as arranging renters, leaving you with less work to do. Also, rental companies have more experience in this area, and you are sure to get more renters than you would on your own.

Paint color

While using bright colors or pastels in your own home is perfectly fine if that is your style, you should stick to using neutral colors in your rental property.  This is because you need to cater to everyone’s style, which might not include having a colorfully painted home. Sticking to neutral colors such as beige, tan, eggshell, etc. will allow your tenants to decorate and add their own touches, as these colors are great matches for any color scheme.

Flooring

Flooring is a major aspect of what someone will consider when renting.  Remember to install flooring that is cost effective but also looks nice, and will sustain the wear and tear of multiple tenants moving in and out.  If you choose to use carpet in the property, stick to a neutral color such as an or beige.  If you choose to use hardwood flooring, make sure you use carpet in the bedrooms, as people typically like to have carpet in their sleeping quarters.  Tile is also a great option to make a kitchen look nice.

Furnishings

If you choose to furnish your rental property, again stick to furniture that is nice and good quality, but is standard in style.  Keep in mind that you might have to update furnishings every few years, as style tends to change and the wear and tear from tenants also plays a part.  Potential renters will be looking for clean and stylish furniture.  Enlisting the help of your rental company can also help you stage your home to look appealing to potential renters.
